Quay Stores

A row of nineteenth-century dockside warehouses on the Welsh waterfront, disused for years, brought back into life as a small hospitality destination: bar, restaurant, and a flexible event room. The timber roof structure and brick shell are kept intact behind a new insulated inner lining; the new interventions — staircase, bar, mezzanine — sit as freestanding pieces of furniture inside the existing envelope.

Quay Stores is Studio Arends' first standalone commission, with Patrick leading both design direction and project management. He runs RIBA Stages 2–6: heritage statement, Listed Building Consent, contractor selection, and the weekly site coordination that brings the old stores back into public use. The project that makes the Stipt proposition concrete — one hand from first coffee to handover.
